Borrowers who are, or might be underwater on their mortgages have at least another two years (until 2015) to participate in the Home Affordable Refinance Program (HARP) unveiled by Fannie Mae (FNMA) and Freddie Mac (FHLMC) in 2009. For those who are unfamliar with it, it is a program that alllows borrowers to refinance their first mortgages no matter how much money they owe over the total value of their homes. Many lenders restrict the Combined Loan to Value to 125%, but the guidelines set up by FNMA and FHLMC are infinite.
The guidelines for this program are as follows:
- Fannie Mae or Freddie Mac should have owned your mortgage by May 31, 2009
- You have made your mortgage payments on time for the last year
- You have at minimum 80% remaining on your mortgage balance
Of course, your credit history has to remain above 640 median score, and your total amount of mortgage payments (including Seconds, HELOCs, etc) should total over what your home's current appraised value is.
